The Build
Estimating: We provide a clear, detailed estimate aligned with your vision and realistic costs. After discussing style, size, and site, we take measurements, review plans, and assess the site. Costs are broken into transparent line items—site work, foundation, framing, systems, finishes, landscaping, contingencies—with material and systems options at multiple price points. A preliminary schedule and payment milestones outline timing and cash flow.
Pre-construction: After you approve the estimate and contract, pre-construction turns assumptions into a coordinated plan. Design and engineering finalize drawings, structural details, and energy documentation. We handle permits, utility coordination, scheduling, and procurement. We value-engineer to optimize cost, performance, and durability while preserving design intent. Weekly coordination meetings document selections, lead times, and design changes. If site or regulatory conditions change, we present options and revised budgets before proceeding. Clients who use Azalea’s design services receive a credit applied at contract signing, lowering construction cost. In-house design speeds decisions, reduces revisions, eases permitting and procurement, and cuts schedule risk.
Construction: With permits and materials ready, construction follows set milestones: site prep and foundation, framing, roofing and envelope, then MEP systems, insulation and air-sealing. Finishes (cabinetry, millwork, flooring, tile, fixtures, paint) complete the build. We enforce quality via inspections, trade coordination, and on-site supervision, and provide progress reports with milestone photos.
Delivery: Before the final walkthrough, we fully test HVAC, plumbing, electrical, and any smart-home systems. We do a detailed punch-list inspection and fix issues quickly. At closing, you get a complete handover packet with as-built drawings, warranties, maintenance instructions, and service contacts.
